Buying or Renting? It’s a big decision

If you are not sure what you should be doing for your next place to live, then you have come to the right place. Many people ask themselves that big question … Should I rent or should I buy?

Buying or Renting? not sure what to do...In my opinion it is an easy answer but for many, it is not. I met this great young couple this weekend. They are both in their early 20′s and are planning on getting married shortly. What surprised me the most was the fact that they were contemplating renting a house at first but they were also thinking long term at possibly buying a home. They came with great questions and after our meeting, buying a home was a better option for them.

For many young couples the thought of spending $200,000 or more on something can be quite overwhelming. I can certainly understand that but many of these young couples would not hesitate on spending $35,000 to $40,000 on a brand new vehicle. What do we hear so often after driving off the car lot? The beautiful, brand new and shinny car has just depreciated by $5,000 to $10,000 as soon as you drove off the lot.

When you purchase a home, more often that not your asset will appreciate in value over time. A vehicle … well I am not too sure but from my experience most vehicles (I think 99.9% of them) will not appreciate over time. So why is it that many people are so afraid of making the decision of buying a home. Is it because they are not sure who to talk to, or maybe not sure where to start?

Take some time to look around, ask questions and go see a Realtor before making such a life defining decision. You will be very happy you did, trust me.

Need a new A/C? Receive up to $400

Summer is almost here, at least some days feel like summer is actually here. We have been having nice and warm days in the past week or so. With the warm weather upon us it’s time to turn on the A/C unit. Make sure to remove the winter cover from your unit in case you haven’t done so. I’ve heard from a HVAC contractor that some people forget to remove it, then turn on the unit. This is definitely not a good idea. When you turn off your A/C for the winter make sure to turn off the breaker or remove the power from the junction box outside.

When you turn the A/C unit on but the cold air is simply not coming, it’s time to call your HVAC contractor to come have it tested. If you get the bad news that you need a new A/C unit, this news might be a bit of a relief.

Need to find a school ?

Moving to a new home is usually very exciting. The issue sometimes can be the fact that there is so much to do and think of. You almost start to start all over again to get familiar with your surroundings. It does take some getting use to but in the long run it all works out for the better.

One thing that you can not forget is where are the kids going to go to school. This is certainly very important to find out before make your decision. It could have a big impact, specially if you want your kids to go to a specific school. How do you find out the school the kids are going to go? You are in luck as there are tools out there to figure it all out!

Simply go to the following web sites and all you have to do is enter the address of your new (or potentially new home) and it will tell you what school the kids are going to attend. I thought this was such an easy way to do it instead of looking all over, calling everywhere, it’s all there. I would suggest however to contact the school to confirm it. It’s almost that time of the year again. The Orleans Soap Box Derby is back for its 7th annual event. Make sure to come by and take a look at the races. It’s a great time for the family. You might even still have some time to build your ride if you hurry.

Interprovincial Bridge in Orleans?

Have you heard recently about this new interprovincial bridge that might be coming to the the Orleans area? I attended a meeting earlier this evening for the Convent Glen Orleans Wood Community Association and heard a bit more information about this potential bridge coming in our back yard. It seems that there isn’t too much information in the news about this proposed bridge. Did you know that this interprovincial bridge, if accepted might be right in our back yard? It could be going through the Green Belt!! It could be as high as 10 stories! This would be the tallest structure in Orleans. It would potentially increase the traffic (based on some studies) of more than 3,000 cars per day accessing the 174 towards Ottawa. How a bout the added noise in the neighbourhood? How much would that affect the rush hour in the morning AND the evening.

I am not sure about you, but I think that as Orleans residents we should be aware of how this could potentially impact all of us.

Keep an eye out as there will be a public meeting held some time in May with additional information. The city of Ottawa is in the final stages of completing Class Environmental Assessment (EA) for the Orleans Watermain Link (OWL). The OWL is needed to improve the reliability of water supply to the city’s East End and to meet capacity needs for future urban growth.

Several alternatives for the link have been identified and evaluated based on the wide range of criteria. The map below shows the preliminary preferred route for the OWL. The local alignement may change as part of the design process following the completion of the EA.

Pool enclosure rules changing

If you are thinking of getting a pool this summer, make sure you are aware of the new rules which may be coming into effect shortly. Currently all you need is to have a fence around your property but if these new rules come into effect you would also need a fence to separate the pool from the house.

These changes are being contemplated to make the backyards safer for all of us. The last thing you want to see is a floating body in your pool. This could have an impact on the design of your backyard if you are installing a new pool.

I certainly understand how this can have a large impact of your backyard as we just went through a complete re-install of our in-ground pool last summer. We thought it was going to be a simple repair but ended up replacing 95% of the existing pool.

In my books family is the most important part of my life. It’s what keeps me going on. Family is often overlooked, specially with our busy lives. Take the time to stop and smell the roses and also spend some quality time with your family. It doesn’t matter what you do, as long as you are with your family. It’s very important and you should take the time!

Ottawa Real Estate Stats ~ January 2012

The Ottawa Real Estate stats are out for the month of January 2012. The numbers are good and it is feeling like the Spring market will be good for Ottawa residents. The number of transactions went up from last January and the prices are on the rise. The Ottawa market has been pretty stable for the past few years.

February 7, 2012 ~ Members of the Ottawa Real Estate Board sold 684 residential properties in January through the Board’s Multiple Listing Service® system compared with 677 in January 2011, an increase of one per cent. The five-year average for January sales is 652. Of those sales, 138 were in the condominium property class, while 546 were in the residential property class. The condominium property class includes any property, regardless of style (i.e. detached, semi-detached, apartment, stacked etc.), which is registered as a condominium, as well as properties which are co-operatives, life leases and timeshares. The residential property class includes all other residential properties.

“The results indicate it’s been a typical month of January for the Ottawa and area resale housing market” said Board President Ansel Clarke. “It is interesting to note that the inventory of properties for sale is considerably higher than a year ago, offering a lot of choice to buyers.”

The average sale price of residential properties, including condominiums, sold in January in the Ottawa area was $349,415, an increase of 5.6 per cent over January 2011. The average sale price for a condominium-class property was $253,210, an increase of 6.8 per cent over January 2011. The average sale price of a residential-class property was $373,731, an increase of 5.5 per cent over January 2011. The Board cautions that average sale price information can be useful in establishing trends over time but should not be used as an indicator that specific properties have increased or decreased in value. The average sale price is calculated based on the total dollar volume of all properties sold.

The Ottawa Real Estate Board is an industry association of over 2,775 sales representatives and brokers in the Ottawa area. Members of the Board are also members of the Ontario and Canadian Real Estate Associations.
